According to recent news stories and research data from industry firms, the U.S. housing market is changing. After years of seeing distressed properties, high levels of inventory and low buyer demand, many areas are finally experiencing a real estate comeback.
For sellers, this is great news. Finally, property owners are seeing a benefit to selling, when only a few years ago they were reluctant to list their homes on the market, knowing they would most likely take a loss. According to real estate website, Zillow.com, some metro areas are even seeing increases in the amount of homes sold for gains, including Albany, NY (78.2% sold for gain, up 3.6% since last year); Atlanta, GA (47.3% sold for gain, up 2.0%) and Phoenix, AZ (64.0% sold for gain, up 17.4%).
The numbers appear to be moving up in more and more metro areas and analysts predict that we will see full-on seller?s markets fairly soon. So clean up your yard, de-clutter your shelves and get ready to put your home on the market. These tips will help your property move quicker and hopefully, help you sell your home for a profit!
1. Inspect and Improve Your Home?s Exterior.
Get your yard in shape. Keep your lawn mowed, remove weeds and overgrowth, trim back shrubs and remove any dead flowers/plants. This may also be a good time to add new mulch, gravel or any other type of landscaping material you use in your yard. While you?re out there, why not take a look at your home?s exterior? Does it need pressure washing? Are there roof shingles that need replacing? Could your mailbox use a fresh coat of paint? Remember, the first thing prospective buyers will see is your home?s front exterior, and a bad first impression could kill a sale before they even walk through the door.
2. Neutralize Your Home?s Interior.
Buyers want to be able to envision their own furniture, accessories and style when they walk through your home. Having a ?clean slate,? so to speak, will help them visualize themselves living there. If your home has colorfully-painted rooms, too much clutter or lots of personal items lying around, it could overwhelm the buyers who come to tour your home. By ?neutralizing? your home, you basically remove yourself from the space and invite others to picture themselves and their things there instead. Hotel rooms are a great example. They have all the necessities (beds, dressers, TVs, etc.), and most even have some tasteful decor (framed art, decorative pillows, etc), but the decor isn?t over-the-top and there is nothing personal in the rooms. Of course it would be unrealistic to expect your home to be completely devoid of anything that indicates a human being actually lives there, but the goal is to get as close to that as possible.
3. Clean, clean clean.
There?s nothing worse for a buyer than touring a home that is unclean. Think of your home?s showing as a date ? you want your home to look as presentable as possible to impress potential buyers. Also keep in mind that potential buyers will probably inspect drawers and cabinets, peek in your fridge and look in your closets. Go the extra step and keep those areas clean and organized.
